Why you should buy a house in Dubai

Buying a home in Dubai offers you numerous benefits, both in terms of lifestyle and investment opportunities. Here are the key reasons why buying a home in Dubai can be a worthwhile decision for you:

Why Dubai

Free zones for property ownership by foreigners

There are designated freehold areas in Dubai where foreigners can purchase a home and fully own both the property and the land. The most popular residential neighborhoods include Palm Jumeirah, Dubai Hills Estate, Emirates Hills, Jumeirah Islands, Jumeirah Lakes, Jumeirah Park, Arabian Ranches, and Tilal Al Ghaf. Here, you can enjoy a luxurious lifestyle while also benefiting from the significant appreciation in property values in these sought-after areas.

Why Dubai

Tax benefits

One of the biggest advantages of buying real estate in Dubai is the absence of income and capital gains taxes in the UAE. This makes buying a home especially appealing to investors, as there are no tax burdens to worry about. For international investors seeking high-yield investment properties, this is a significant incentive.

Why Dubai

Affordable prices & flexible financing

Compared to cities like London, New York, or Zurich, Dubai still offers affordable prices for luxury real estate. Whether you’re looking for a villa with sea views or a modern townhouse, there are a variety of options across different price ranges. Additionally, flexible financing options are available, allowing you to purchase your dream home at attractive rates.

Why Dubai

Safety and quality of life

Dubai is well-known for its high quality of life and safety. The city offers excellent entertainment venues, shopping centers, restaurants, international schools, and outstanding medical care. This makes Dubai an attractive place not only to invest in but also to live permanently, especially for families.

Why Dubai

Investment in an ambitious city

The real estate market in Dubai is growing steadily, with many homes experiencing annual increases in value. Prime locations such as Palm Jumeirah, Dubai Hills Estate, Emirates Hills, Jumeirah Islands, Jumeirah Lakes, Jumeirah Park, Arabian Ranches, and Tilal Al Ghaf offer tremendous potential for high returns. Buying a home in these areas represents a great investment that can generate long-term financial gains through both appreciation and rental income.

Why Dubai

Efficient and legally regulated purchasing process

Dubai has a highly efficient and regulated purchasing process that makes it easy for foreigners to buy a home. According to Law No. 7 of 2006, foreigners can purchase properties in designated freehold and leasehold areas, and each transaction is registered in the property registry. With the support of Nevari Capital, you will be guided through the process step by step - from the initial meeting to property viewings and the delivery of the Title Deed. The entire process can be completed in just a few weeks, does not require your physical presence, and ensures a transparent and smooth experience.

Why Dubai

Reasonable additional purchase costs

When buying a house in Dubai, there are several transaction costs to consider. These include the registration of the Title Deed (AED 580), administration fees for registering the property with the Dubai Land Department (AED 4,200), and a land registration tax of 4% of the property's value. Nevari Capital will ensure that all steps are handled efficiently for you.

Why Dubai

Visa for real estate investors

Dubai offers special visa programs for investors, enabling foreign nationals to settle in the city on a long-term basis when buying a home.

  • 2-Year Visa: Investors who invest at least AED 750,000 in real estate can obtain a visa for 2 years. This visa allows investors to live in Dubai and benefit from the city's advantages.

  • 10-Year Golden Visa: For investors who invest a minimum of AED 2,000,000 in real estate, there is the option of obtaining the 10-year Golden Visa. This long-term visa provides a stable residence permit and is particularly appealing for individuals planning long-term investments or wishing to live and work in Dubai.
  • Investment Opportunities and Real Estate Projects

Buying a home in Dubai provides access to some of the city’s most exclusive residential areas. Here are some of the top locations and investment opportunities you can explore with Nevari Capital:

    Frequently asked questions (FAQ)

Yes, as a foreigner you can buy a house in special freehold areas in Dubai without any restrictions and be the full owner of the property.

With freehold ownership, you own both the house and the land outright, with no time limit. In contrast, leasehold ownership allows you to own the house for a fixed period, which in Dubai can be up to 99 years.

This depends on whether you are purchasing an off-plan property or an existing one. For off-plan properties, you will need a valid passport, visa, and Emirates ID (if you are a Dubai resident), as well as a second form of identification (such as an ID card or driver’s license). Additionally, a KYC form will be required from each buyer during the purchase process by the developer and/or brokerage company.

For the purchase of a property on the secondary market, you will also need other documents, which may vary depending on the transaction. These could include a No Objection Certificate (NOC) to ensure there are no outstanding debts or obligations on the property, as well as proof of income or assets if financing is provided by a bank. Moreover, for existing properties, a Form F (Memorandum of Understanding) is signed by both the buyer and seller during the acquisition process. This document outlines the conditions of the sale and is typically prepared by a real estate agent.

This depends on whether the property is an off-plan property or an existing one. Off-plan properties can often be purchased within minutes. Some highly sought-after projects sell within seconds with a prior expression of interest and a down payment. In contrast, the purchase process for an existing property typically takes between 2 and 10 weeks, depending on whether the house is being bought with or without a mortgage.

The most important additional costs include the 4% land registration tax and administrative fees (fees for registering the property: property value over AED 500,000 = AED 4,200; property value under AED 500,000 = AED 2,100) from the Dubai Land Department. The registration fee for the title deed is approximately AED 580.
